It depends on the timber, the square meterage, and what the subfloor needs. Engineered boards are usually the most affordable route; solid oak and herringbone patterns cost more in both material and labour. We measure first and give you a fixed, itemised quote — supply, fitting, and finishing included — so there are no surprises once the boards are down.

Both. Most people go supply-and-fit: we help you choose the timber and grade, source it, and fit it. If you've already bought flooring from a supplier, we'll happily quote for fit-only — though we'd advise checking moisture content and acclimatising boards in the room before they're laid, which we handle either way.

For most homes here, engineered boards are the practical choice: more stable with underfloor heating and Ireland's humidity swings, and they still have a real timber wear layer. Solid wood suits upper floors and period houses where you want the full depth of timber. We'll walk you through the trade-offs at the measure.

A typical room takes one to two days to lay, plus finishing time. Boards need to acclimatise in your home for several days before fitting — that's built into the schedule. From your measure to a finished floor is usually two to four weeks, and you can walk on the floor the day we finish.

Sometimes. A sound, flat existing floor can often take a floating engineered floor over it. If the subfloor is uneven, springy, or damp, we'll tell you straight — it usually means lifting what's there and prepping properly. We'd rather do that than lay a floor that moves and creaks within a year.

Sweep or vacuum regularly, mop with a barely-damp cloth, and never soak it. Use felt pads under furniture legs, and wipe spills promptly. Oiled finishes want a top-up coat every year or two in high-traffic areas; lacquered finishes just need gentle cleaning. We leave care instructions specific to your finish at handover.
